Steps in the Sales Process of a Home

  • Seller review of comps with Realtor. Hopefully seller has already been studying neighborhood comps

  • Seller and Realtor discuss pricing strategy, and what to do about inspections. Also discussing the amenities the home features, for marketing strategy.

  • Realtor and Seller agree upon a repair list, and what makes sense to do, to prepare the home for sale.Or if seller prefers, to go as is, as long as the market will permit it. Realtor should provide insight on what to repair, and what isn’t as important to. Also Realtor can assist in finding the seller good home professionals to support them on home/garden repairs

  • Seller and Realtor sign the listing paperwork, nowadays more than likely virtually. The listing agreement goes over all the details of the listing, such as listing term, what is included with the home aka washer/dryer etc., and of course brokers commission. They also need to discuss what home inspections to get.

  • Open Escrow with agreed upon Title Company. Seller may want to get an estimated net sheet from title at this time. Realtor can order a preliminary title report at this time.
